Estate cleanoutsA full house emptied after the family has taken what they want. We work from your keep list and set aside anything personal that turns up, such as papers, photos, and jewelry.
Move-out cleanoutsEverything left behind after a move, cleared so the house is ready for the closing, the new owner, or the listing photos.
Rental and property turnoversTenant leftovers, furniture, and trash removed between leases, with the unit left broom clean for the next showing.

Why it matters

  • Keep items set aside. Tell us what stays. We go room by room and set aside anything on the keep list, plus anything that looks important, before a room is loaded.
  • Broom clean when we leave. Every room we empty gets swept out, so the house is ready for a realtor, a cleaner, or the next tenant.
  • Fixed price before we start. We walk the house, estimate the volume, and give a fixed price. Text photos of each room ahead and we can often price it before we come out.
  • A schedule you can plan around. Larger houses are split into days, and you know which rooms are done on which day. We can work around a closing, a listing date, or a lease end.

How is a cleanout priced?

By volume and weight, plus how far items have to be carried and whether there are stairs. We give a fixed price after walking the house. Heavy debris such as concrete or plaster is priced by weight.

What happens to things we want to keep?

You give us a keep list, or mark items with tape, and we set them aside in one room. Anything that looks personal or valuable, such as papers, photos, or jewelry, is set aside for you to check.

Do you work with executors, realtors, and property managers?

Yes. We schedule around a closing or listing date, can work from a lockbox, and send photos once the house is empty.

Can you clear a house that has not been touched in years?

Yes. Full houses with years of stored contents are the main part of this work. We walk it first, price it, and clear it room by room.

Do you handle hoarding cleanouts?

Yes, for houses packed with years of accumulated belongings. We work at the pace the family needs and set aside anything personal. We do not do biohazard cleanup, so homes with that problem need a remediation company first.

What will you not take?

Paint, chemicals, fuel, propane tanks, and anything that may contain asbestos. We do not remove building materials such as old pipe insulation or floor tile that may contain asbestos.

Do you do cleanouts outside Rockland County?

Not at this time. Cleanouts and junk removal are Rockland County only. Our landscaping and outdoor construction work also covers Bergen County and the Hudson Valley.
