Drainage & Excavation

Standing water, wet basements, and washed-out slopes all start with grade. We fix the grade first, then build the drainage that keeps the property dry for good.

Drainage & Excavation

What we do

French drains and yard drainagePerforated pipe in washed stone, wrapped in fabric, run to daylight or a dry well. Sized for the roof and lot that feed it.
Grading and land levelingPositive slope away from the foundation, swales where the water actually runs, and a finish grade ready for sod or hardscape.
Trenching and footingsUtility trenches, retaining wall footings, and foundation excavation dug to spec with a mini or full-size excavator.
Culverts and pipeDriveway culverts, catch basins, and solid pipe runs that move surface water off the property and away from neighbors.
Erosion control and site prepSilt fence, stabilization, and rough grading for additions, garages, and new construction.

Why it matters

  • Foundation damage. A wet foundation is a structural problem in five years. Drainage is cheaper than underpinning.
  • Dead lawns and rot. Standing water kills turf, rots fence posts, and heaves pavers every winter.
  • Hardscape that lasts. Every patio and wall we build starts with drainage under it. Skipping this step is why other patios sink.

Questions

How much does a French drain cost in Rockland County?

Most residential runs land between $3,000 and $12,000 depending on length, depth, and where the water can be sent. We price it on site after walking the lot in the rain if we can.

Do you handle the permits?

Yes. Grading, drainage tie-ins, and excavation near property lines often need a town permit in NY and NJ. We pull them.

Can you fix a wet basement from outside?

Usually. Regrading, downspout extensions, and a footing drain solve most wet basements without touching the interior.

Do you do excavation for other contractors?

Yes. General contractors, home builders, and fence companies hire us for trenching, footings, and rough grade.
