The base is most of the cost
The pavers on top are the visible part of the patio. The base underneath is where most of the labor and material goes, and it is the part that decides whether the patio is still flat in ten years. In the lower Hudson Valley the frost line is roughly 36 to 42 inches, and the ground moves every winter. A patio built on a thin base rides that movement and shows it as dips and lifted edges.
A proper base for foot traffic in this climate is 6 to 8 inches of compacted crushed stone, placed in lifts of 3 to 4 inches and compacted with a plate compactor at each lift. Over that goes 1 inch of bedding sand, then the pavers, then polymeric sand swept into the joints. For a driveway the base grows to 10 to 12 inches for vehicle loads.
Every inch of base means excavating an inch deeper, hauling that soil off, trucking stone in, and compacting it. On a 400 square foot patio, an 8 inch base is about 10 cubic yards of stone after compaction. That volume, and the labor to place it, is why two patios with the same pavers can be priced very differently.
Excavation and what comes out of the ground
Excavation depth is set by the base thickness plus the paver thickness, usually 10 to 12 inches total for a patio. On a level lawn with decent soil that is straightforward. On a sloped lot the high side gets cut deeper and the low side needs fill or a small wall, and both add cost.
What is in the ground matters. Clay is slow to dig and heavy to haul. Rock ledge, common in Valley Cottage and the ridge lots in Mahwah, may need a breaker on the excavator or a change to the layout. Old patios, buried concrete, and tree roots all slow the dig. An estimate that walks the site can usually spot these ahead of time.
Haul-off is priced by the load. A tight lot where the spoils have to be wheelbarrowed to the street costs more in labor than a lot where a dump trailer can back up to the hole.
Access to the backyard
Access is the line item people forget. A mini excavator and a skid steer need about 4 feet of clear width to reach the backyard. If the side yard is 3 feet between the house and a fence, or the only route crosses a finished front lawn and a septic field, the work slows down and the price goes up.
Sometimes a fence section comes out and goes back in. Sometimes plywood or mats protect the lawn. On the tightest lots in Piermont or Glen Rock the stone gets moved in by machine as far as it can go and by hand the rest of the way. That is a real cost and it should be visible in the estimate rather than buried in the per foot rate.
Delivery matters too. Pavers arrive on pallets weighing around 3,000 pounds each. A driveway that can take a boom truck saves hours compared with one where every pallet has to be broken down at the curb.
The paver itself
Concrete pavers from the major manufacturers come in tiers. A basic 2 3/8 inch rectangular paver is the least expensive. Textured, tumbled, and large-format slabs cost more per square foot and take longer to lay, especially the slabs, which are heavy and need a flatter bedding layer. Permeable pavers need a different base of open-graded stone and are priced as a separate system.
Natural stone, such as bluestone or granite, costs more than concrete pavers in both material and labor. Thermal bluestone in cut sizes lays faster than irregular flagstone, which has to be fitted piece by piece.
Pattern and borders change labor. A running bond or a simple three-piece random pattern goes down fast. Herringbone, circles, and inlaid borders involve more cutting, more waste, and more time on the saw. A contrasting soldier course around the edge is usually a modest add and it holds the edge well.
Steps, walls, and edges
Any patio that meets a door more than 8 inches above grade needs at least one step. Steps are priced separately from the field because each one is built from block or stone treads on its own compacted base. A landing with two or three steps is a common add on split-levels and raised ranches.
A sloped yard often needs a low retaining wall on one side to hold the patio level. Anything from a single course of block to a 3 foot wall with geogrid can be involved. Walls need their own base, drainage stone, and a perforated pipe behind them, and the cost is per face foot, not per square foot of patio. Seating walls are the same construction and are often added for the same reason.
Edge restraint is a small line that matters. Plastic or aluminum edging spiked into the base holds the outer pavers so the field does not spread. A concrete curb or a mortared border is a step up in cost and in durability.
Drainage under and around the patio
Every patio needs to shed water. The surface is pitched at about 1/8 to 1/4 inch per foot away from the house. On a flat lot that pitch has to go somewhere, and if the low edge runs into a fence line or a neighbor, a channel drain or a perforated pipe along the edge collects it and pipes it to an outlet.
If the yard already holds water, the drainage should go in before the patio, not after. A French drain around the patio or a regrade of the area feeding it is typically part of the same job and shows up as its own line. The drainage and excavation page covers the options.
Lighting and gas lines belong in this section too. Conduit for low-voltage lighting and a sleeve for a future gas line cost very little to lay before the base goes in and a great deal to add afterward. The hardscape and lighting page describes what goes in at this stage.
Reading an estimate
A useful estimate lists the square footage, the base depth, the paver by name, the sand type, the edge restraint, and each step, wall, and drain as its own item. If the base depth is not written down, ask. A 4 inch base on this soil will not last, and it is the easiest place for a low bid to cut.
Compare bids on scope first and price second. Two estimates for the same patio that differ by a third usually differ on base depth, haul-off, access handling, or drainage. All estimates here are free and done on site, and the written scope is fixed, so the number at the end matches the number at the start.

How is a paver patio priced?
By the square foot for the field, plus separate lines for steps, walls, drainage, and access work. Base depth and paver choice move the per foot rate most.
Does a bigger patio cost less per foot?
Usually. Machine setup, delivery, and access handling are fixed costs, so they spread across more square footage on a larger patio.
Can an old patio be reset instead of rebuilt?
Sometimes, if the pavers are sound and the base was built correctly. If the base is thin or the patio has settled toward the house, rebuilding the base is the only lasting fix.
