Landscaping in Mahwah, NJ
Mahwah runs from dense neighborhoods near Route 17 to mountain lots on the Ramapo ridge. Drainage, walls, and deer fencing on the ridge; patios and fences in town. We are fifteen minutes away.

Working in Mahwah
Mahwah is the largest municipality in Bergen County at about 26 square miles, more than twice the size of the next largest. It takes in neighborhoods such as Cragmere Park, Fardale, Darlington, and West Mahwah, and its western side runs into the Ramapo Mountains with the Ramapo River flowing through. Campgaw Mountain Reservation, Darlington County Park, and the Ramapo Valley County Reservation are all inside township lines.
The Ho-Ho-Kus Brook starts in Mahwah and marks part of the line with Wyckoff, so the southeast side has its own stream to deal with. Ground near the river and the brooks stays wet after storms. On the mountain side the lots are steeper, and runoff picks up speed before it reaches a driveway or a foundation.
Part of the township is in the Highlands Preservation Area under the state Highlands Act, and Mahwah also opted into the Planning Area. Single-family homes were described as exempt from Highlands rules, but the township's own soil code is strict: moving more than 20 cubic yards on a lot in a year needs an application.
What we build in Mahwah
Drainage and regrading with the right soil application
Mahwah allows 20 cubic yards of soil to be moved on a lot in a 12-month period without an application. From 21 to 100 cubic yards an Administrative Review application is required, and landscape work from 101 to 999 cubic yards needs a Professional Review application. We calculate cut and fill for every drainage or regrading job and file the right level before digging.
Drainage & ExcavationPatio sized with the impervious rule in mind
A new patio, driveway, or other hard surface equal to 10 percent of the lot or 1,000 square feet, whichever is less, triggers a Professional Review Soil Movement Application. We lay out the patio with you, show where that line falls on your lot, and put the application in the schedule. Low-voltage lights run to a transformer that a licensed electrician connects.
Hardscape & LightingRetaining walls with township setbacks
Mahwah requires side and rear retaining walls to sit at least 2 feet off the line when they are up to 3 feet tall, and at least 5 feet off when taller. Tiered walls are measured as one wall unless the upper wall is set back at least twice the height of the lower one. We lay out terraced walls of 4 feet or less with that spacing so each one stands on its own.
Hardscape & LightingDeer and privacy fence within 6 feet
Fences behind the front of the house are limited to 6 feet in Mahwah and front-yard fences to 4 feet, with the finished side facing the neighbor. The zoning code has no taller allowance for deer fence, so deer protection here is built within the 6 foot limit unless the Board of Adjustment grants a variance. Where privacy matters, we add an evergreen buffer along the fence line.
Fencing & PrivacyTerrace with a fire pit or grill counter
On sloped lots the usual plan is a level terrace cut into the hill with a fire pit or a grill counter on it. We build the flat area with low walls, set the kitchen masonry, and have licensed trades run the gas and power. The terrace counts as new hard surface, so it goes into the soil application with the rest of the work.
Outdoor Kitchens & LivingLeaf and brush cleanup on a wooded lot
Mahwah picks up leaves at the curb from October 26 to December 7 in 2026, but only loose leaves at the curb, not in the road and not in plastic bags. Brush is never collected curbside and can only be dropped at the Recycling Center on Saturday mornings from April 11 to September 26. We keep branches out of the leaf piles, set leaves at the curb for the township crews, and take the brush from our cleanups with us.

Before you build in Mahwah
Permits and rules in Mahwah
Mahwah's Planning and Zoning Department, which the tree code calls the Department of Land Use, handles fence zoning applications, and every new or replacement fence needs one. The township fee for a fence zoning permit is $50. Construction permits under the state Uniform Construction Code are separate.
Soil movement is where most outdoor projects in Mahwah need the most lead time. The code exempts up to 20 cubic yards per lot per year, requires an Administrative Review application from 21 to 100 cubic yards, a Professional Review application above that, and a public hearing before the Planning Board or Board of Adjustment at 1,000 cubic yards or more. A new driveway needs both a soil movement permit and a zoning permit.
Removing any private tree 6 inches or more in diameter requires a Tree Preservation, Removal and Replacement application approved before cutting, and replacement is set by size, up to four new trees for a tree 30 inches or larger. Lots along the Ramapo River can also fall under NJDEP flood hazard and riparian zone rules, where the protected strip is 50, 150, or 300 feet depending on the water. We check all of this before we design and file what the job needs.
When to schedule work in Mahwah
Grass clippings are collected curbside in brown paper bags from April 2 to October 16 in 2026, and fall leaf pickup runs October 26 to December 7. We book spring cleanups in April and set fall cleanups so the leaves are at the curb before the township's last pass.
Soil movement applications take review time, so a summer grading or patio job should be planned and filed in late winter or early spring. The low ground near the Ramapo River is usually too soft for equipment early in spring, so we schedule work there for summer and fall. In winter we plow and salt driveways, including the steeper ones on the mountain side.

Guides for Mahwah homeowners
- Retaining wall permits and engineering. In most New York and New Jersey towns, a retaining wall over 4 feet needs an engineered design and a permit, and walls under that limit can still need one if they hold up a driveway or a slope.
- Regrading a yard to slope away from the house. When the ground next to a house is flat or tilts toward the foundation, rain runs to the wall and soaks in beside it.
- Hudson Valley seasonal yard checklist. The lower Hudson Valley gets hard winters, wet springs, and a long leaf season, and a yard that is checked at the right times avoids most of the expensive repairs.
- Downspout drainage options: where roof water should go. Most wet basements and soggy foundation beds we look at in Rockland and Bergen start at a downspout that empties within a foot or two of the wall.

Questions
How tall can my fence be in Mahwah?
Up to 6 feet behind the front of the house and up to 4 feet in the front yard. Anything taller in the front needs a variance from the Board of Adjustment.
My house is on a corner. Where can the fence go?
A corner lot has two front yards in Mahwah, since any yard that abuts a street counts as a front yard. The 4 foot limit applies on both street sides, and no fence can go in the sight triangle at the intersection.
Can I put up a tall deer fence?
The zoning code does not give deer fence a taller height, so it falls under the same 6 foot limit behind the house. We build deer protection to that height or help you apply for a variance.
Do I need a permit to regrade part of my lawn?
Often. Up to 20 cubic yards a year is exempt, and 21 to 100 cubic yards needs an Administrative Review Soil Movement Application. We measure the cut and fill before we quote so you know which applies.
Can I remove trees to open up the yard?
Any private tree 6 inches or more in diameter needs an approved Tree Preservation, Removal and Replacement application first, and replacement trees are required by size. A tree service does the removal, and we build once the permit is in place.
When does the township pick up leaves and brush?
Leaves are collected at the curb from October 26 to December 7 in 2026, loose and out of plastic bags. Brush is drop-off only at the Recycling Center on Saturday mornings, April 11 to September 26.
Does the Highlands Act affect my project?
For most homeowners it does not. Single-family homes were described as exempt when Mahwah joined the Planning Area, but we confirm the status of your lot if it sits in the Preservation Area.
