Landscaping in Ramsey, NJ

Ramsey has a mix of tight in-town lots and wooded lots on the west side near the Ramapos. We do fences and walkways in town, and drainage, walls, and clearing on the wooded side.

Ramsey, NJ

Working in Ramsey

Ramsey covers about 5.6 square miles and is almost fully developed. Its single-family zones range widely: the R-1 zone requires at least 40,250 square feet per lot, R-2 requires 25,000, and R-3 requires 14,000. Because of that spread, the layout, equipment access, and permit path for a Ramsey job depend heavily on which zone the house is in.

About 42 percent of Ramsey's housing was built between 1940 and 1969 and another 39 percent between 1970 and 1999. Houses from those decades often still have their original walks and steps, downspouts that empty onto the lawn, and backfill around the foundation that has settled over time. We check the grade at the foundation on every visit because it decides whether a patio or walk will shed water or hold it against the house.

Ramsey also caps impervious coverage: 30 percent of the lot in R-1 and R-2, 35 percent on R-3 lots of 10,000 square feet or more, and 40 percent on smaller R-3 lots. Patios, walks, and driveways all count toward that number. On a lot that is already close to the cap, we size new paving to fit or plan it together with removing old paving somewhere else.

What we build in Ramsey

Fence replacement with the zoning application

Ramsey's zoning code says no fence may be installed, replaced, or repaired until the Zoning Officer approves a fence application, and a current survey and boundary markers are required first. We get the survey, confirm the markers, answer the application's questions on easements, wetland lines, and corner lots, and build rear and side fences up to the 6 foot limit, which includes any berm.

Fencing & Privacy

Front yard picket or split rail fence

In the front yard setback Ramsey allows only split rail or picket fencing in wood, aluminum, iron, or PVC, at 4 feet or less including berm, with at least 50 percent open area. We build front fences to that spec and keep solid privacy panels and any chain link behind the house, where chain link must be coated in green or black vinyl.

Fencing & Privacy

Patio sized to the coverage limit

Before designing a Ramsey patio we measure the house, driveway, and existing walks and compare the total to the zone's impervious limit. We size the patio and walkway to what is left, pitch the surface away from the house, and send the runoff to a planted edge or a drywell so it stays on your lot.

Hardscape & Lighting

Regrading a wet yard under the soil chapter

Fixing a low yard often means moving more than 25 cubic yards of soil, which puts the job under Ramsey's soil movement chapter and the Borough Engineer. We calculate cut and fill volumes, file the application with the neighbor acknowledgment form when the job falls between 25 and 100 cubic yards, and regrade so surface water runs away from the foundation.

Drainage & Excavation

Terraced walls on sloped R-1 and R-2 lots

The bigger Ramsey lots are where we see real slopes behind the house. We keep every wall at 4 feet or under, split a taller grade change into two or more walls with a planted step between them, and put drain stone and pipe behind each wall so water does not build up against it.

Hardscape & Lighting

Cleanups where brush has no curbside pickup

Ramsey does not collect grass, brush, or tree limbs at the curb; residents have to take them to the recycling center. We do spring and fall cleanups, rake leaves to the curb during the October to December leaf season, and haul away the brush and cuttings so they do not pile up in the yard.

Before you build in Ramsey

Lots and soilRamsey has two kinds of lots. In town near Main Street and the train station they are tight, flat, and older. On the west side toward the Ramapos they are larger, wooded, and sloped with rock close to the surface.
WaterSmall brooks run through town toward the Saddle River and the west side sheds runoff downhill fast after a storm. In-town yards get standing water in low spots, and west side driveways get washed by runoff from the slope above.

Permits and rules in Ramsey

Fences in Ramsey go through the Zoning Office at 33 North Central Avenue. A building permit is required only for a fence around a pool; every other fence needs an approved fence zoning application. Fences over 6 feet in the rear or side yards, or over 4 feet in the front yard or front-facing side yards, need a variance from the Board of Adjustment, so we design within those heights.

Soil work falls under Chapter 26. A lot may move up to 25 cubic yards once in any 12-month period, as long as a soil movement application is filed with the Borough Engineer before work starts. Beyond that a permit is required. Residential applications of 100 cubic yards or less carry a $25 application fee, and larger jobs are charged by the cubic yard with a higher minimum. Projects that disturb more than 5,000 square feet can also need certification from the Bergen County Soil Conservation District.

Removing more than six trees over 4 inches in diameter, measured 4 feet above the ground, within 12 months needs a borough tree removal permit under Ordinance 30-2000. Tree removal is not work we take on, so we lay out patios, walls, and drainage around the trees you keep, and if a design would require removing trees we tell you before anything is filed.

When to schedule work in Ramsey

Ramsey's leaf season runs October through December, and the borough posts the route schedule each October. We book fall cleanups to finish just before your street's pickup so the leaves are raked loose to the curb on time. Brush and grass are never collected at the curb, so our cleanups include hauling them away.

We build patios, walls, and fences from early spring through late fall, when the base can be compacted on dry ground. Jobs that need a soil movement application or a fence approval are best filed in winter so the paperwork is done by the time the ground is workable.

Questions

Do I need approval to replace an existing fence in Ramsey?

Yes. The zoning code requires an approved fence application before a fence is installed, replaced, or repaired. We file it with your survey.

How tall can my Ramsey fence be?

Up to 6 feet, including any berm, in the rear and side yards. In the front yard setback the limit is 4 feet, picket or split rail only, with at least 50 percent open area.

Is chain link allowed?

Only to the rear of the house, and it has to be coated in green or black vinyl. We usually suggest black aluminum or wood where the fence can be seen from the street.

What does the fence application ask for?

The fence height and material, whether the property has easements, whether the fence crosses any wetland encroachment lines, and whether it is a corner lot. We gather those answers from the survey before filing.

How much soil can be moved without a full permit?

Up to 25 cubic yards once in 12 months, with an application filed with the Borough Engineer first. Anything more needs a soil movement permit, and we calculate the volume for you.

Will a new patio put me over the coverage limit?

It can. The limit is 30 percent in R-1 and R-2 and 35 or 40 percent in R-3 depending on lot size. We run the numbers before we give you a design.

Does Ramsey pick up yard waste?

Only loose leaves raked to the curb from October through December. Grass, brush, and limbs go to the recycling center, so we haul ours away as part of the job.

Do I need a permit to take down trees for a project?

If more than six trees over 4 inches in diameter come out in 12 months, yes. We do not remove trees, and we plan our work to keep the ones you want.
