Nanuet is close to our yard, so it is where a lot of our smaller jobs happen: fence replacements, paver walkways, seasonal cleanups, and drainage fixes for split-levels with wet lower floors.
Working in Nanuet
Nanuet grew fast after the Thruway, the Tappan Zee Bridge, and the Palisades Interstate Parkway opened in the mid-1950s, and the Nanuet Mall and the Route 59 shopping centers came with that growth. The hamlet covers about 5.4 square miles and had roughly 1,130 housing units per square mile at the 2000 census, a good deal denser than New City. Most of our Nanuet jobs are on compact lots where the driveway, the house, and the neighbor's yard are all a few steps from the work.
Glaciers shaped the ground here, and the soil is rocky, with boulders the ice left behind. USDA maps show Watchaug fine sandy loam in parts of the hamlet, a moderately well drained soil found on lower slopes and in slight hollows that has a seasonal high water table. Other parts are mapped as smoothed fill, ground that was cut and leveled during construction. For us that means a bar and a rock plan for every post hole and trench, and drainage designed for water that comes up from below in spring as well as water that runs off the roof.
Nauraushaun Brook and other Hackensack River tributaries run through the area. A New York State DEC study of the Hackensack watershed identified four high-risk flood areas in Nanuet, the most of any hamlet in that study. Drainage work on those streets has to move water off your lot without sending it onto the house next door.

With a seasonal high water table, water collects along the low side of many Nanuet houses every spring. Permits and rules in Nanuet
Nanuet is a hamlet, not a village, so the Town of Clarkstown handles its permits. The Clarkstown Building Department reviews building permit applications, and the Superintendent of Highways issues permits for any excavation in a town road or sidewalk.
Under Clarkstown's code, most fences and retaining walls do not need a building permit, but a fence that forms part of a pool enclosure does. The zoning height limits apply whether or not a permit is needed: 4 1/2 feet for a solid fence or freestanding wall on a lot line, 6 feet for an open fence, and a setback of two-thirds of the height for anything taller and solid. We confirm the layout against your survey before we dig.
Tying a drain into the street means a road opening permit with a deposit or bond for pavement restoration, and 72 hours' written notice to the utilities in the area. Clarkstown's tree preservation law also limits removal of trees 8 inches or wider to one per 5,000 square feet of lot in three years without a permit. Tree removal is not our work, so we design around existing trees or tell you early if a permit would be needed.
When to schedule work in Nanuet
We like to look at Nanuet drainage problems in spring, when the water table is high and the wet spots are easy to see, and do the digging from early summer into fall when trenches stay dry and the lawn can take equipment. Walkways and fences can go in any month the ground is not frozen.
